For many investors, in fact, it�� hard to remember anything positive that has come out of the nation�� capital in recent months, but something very positive for the investor community has happened, and it actually wasn�� too long ago.
Had the so-called Bush tax cuts been allowed to expire at the end of last year, qualified dividends would have been subject to ordinary income tax rates, which for high earners is currently 39.6%. In a rare show of bi-partisanship, both sides came together and hammered out a deal that essentially capped qualified dividend taxes at 20% and made such tax rates a permanent part of the tax code.
Unlike so many of the budget and tax battles that consume Washington today on a recurring basis, the issue of dividend tax rates has largely been decided: They are simple and transparent and there are no expiration dates or sunset provisions attached.
While this has positioned dividend-yielding stocks as a very attractive option for investors, not every dividend-paying stock is created equal. With interest rate hikes possible in the near future due to the Fed potentially paring back its bond purchases, yield is increasingly taking a backseat to growth potential.

Analyst Omotayo Okusanya commented: “We expect near-term headwinds for the mall and outlet mall segment as tenant sales growth appears to be slowing.”
“At SKT, development yields on two projects have also been reduced. Further, rising interest rates negatively impact our DDM-derived PT. Our lowered PT of $35 represents a 10% total return over the next-twelve-months (NTM); we are downgrading to Hold,” added the analyst.

Digital Realty Trust, Inc. (DLR) recently gave shareholders a raise on the order of 6.4%, with a new quarterly dividend payout of $0.83 per share over the old rate of $0.78. This is a rather stout raise considering that DLR shares now yield 6.2% based on the new payout. I purchased shares in DLR as it continued to slide last year, reaching new low after new low. But I was confident in the REIT back then, and I remain so now. This is now 10 years of consecutive dividend growth for the trust, and I see no real reason this won't continue for the foreseeable future. However, as a tech play on demand for cloud computing I'd like for my position in DLR to remain relatively small.
